looks towards eastern Europe’s buoyant construction markets.

Jon White, managing director for Europe, said that the office would initially have 10 staff, most of whom would be Polish.

“It’s
part of our global expansion and about being in a better position to
support our global clients. It’s a large, stable economy, and we see
lots of clients talking about it,” he said.

White said that after being hit by the recession, the Polish construction market was beginning to recover swiftly.

“Our
view is that commercial developments are starting to move forward more
now. We would hope there’s going to be a general increase in work. We
are also looking at infrastructure as well, partly from EU funds,” he
said.

White did not rule out a further expansion of the business
into other parts of eastern Europe, depending on how much work the
Warsaw office can attract.

Construction output in Poland is
expected to jump by almost 14.5% in 2011, and civil engineering work has
grown by at least 20% annually for the past three years.

EU funds
and the construction of stadiums for the Uefa Euro 2012 football
championships, held jointly with Ukraine, have also boosted demand for
infrastructure in the country.

The Changing Role of the Architect

The Changing Role of the Architect

The Changing Role of the Architect
By Rainn Wilson

Architects have previously occupied an uneasy territory on the edge of traditional market forces in the economy: a professional path that continually strides between commercial practice and artistic endeavor.

• This split between market forces and artistic endeavor has been highlighted in the past by not competing on price: with profession wide set fee scales. Architects are no longer restricted on the fees that may be charged, and now compete on performance & added value services.

• The status of the architect comes with responsibilities. Their role as a professional has been traditionally valued - as they are able to be trusted to place clients' interests before their own personal gain. This is Illustrated by architects fees being determined as a percentage of the value of a project. Also the architect is aware of their social responsibilities: creating buildings for all of their users - not just the client that pays for them.

• Architects have a role in limiting any impact on a neighbour or passer by's amenity. They must achieve these aims (and balance them with personal convictions) through conversation with others. An architect must initially be a skilled listener in public consultations; and then be able to interpret of the requirements of others, and subsequently act as a negotiator and a convincing speaker to describe the merit of a scheme The architect's role changes substantially post contract: from initially acting in the interest of the client during the design stages - to becoming a mediator and impartial administrator after the contract is placed.

• The relationship with the client often goes beyond a professional one; architects have to be friends with their clients. Over half of all jobs in the UK come from repeat clients.

• Architects must have an ability to negotiate carefully with their own clients to sell their work and explain the merit of good design - Successful architects are able to explain the merits of design in ways that the client understands: "I can increase productivity by making your office a better place to work" "raise your corporate profile through iconic design" rather than discussing the "juxtaposition of fair faced concrete with natural timber flooring."

• Architects can no longer rely on design talent - they now have to be highly skilled managers to succeed in practice. In many cases clients are efficient business organisations and they expect their architect to be the same.

For more information about Home Architect Please visit www.architectureforlondon.co.uk

Impact of 3D CAD Modeling on Building and Construction Design

Impact of 3D CAD Modeling on Building and Construction Design
By Richard M Bothom

Parametric three-dimensional (3D) modeling of buildings offers numerous benefits over computer-aided drafting (CAD drafting) for structural engineers. Buildings are compound products involving relatively large numbers of individual parts that are assembled in multiple sections for different design, analysis and construction purposes.

Modeling buildings in fully parametric 3D computer-aided design (CAD) software offers numerous advantages in terms of productivity, flexibility to modify design at different levels and significant reduction in errors that result in cost reduction. However, full realization of these benefits requires technical skills, comprehensive modeling, objects with functional behavior, integration of structural design intent, automation of layout and detailing.

At present, 3D parametric modeling for design analysis is common, but structural design is still mostly communicated using drawings. Since construction projects differ significantly in their physical composition or in the development of their design make it difficult to compare projects built with and without 3D modeling.

3D modeling is widely accepted technology for design of building structures, making the process of engineering design and detailing more effective and productive as compared to 2D CAD systems. With 3D modeling, sets of design documents can be prepared by different design teams with differing levels of information and can be collaborated on single platform.

In a sense, 3D building modeling systems (such as AutoCAD and Tekla) are viewed as collections of predefined functional objects, with embedded analytical functions, that include a comprehensive library of the common structural objects. 3D CAD modelers can define new physical objects as per the requirement of design using the functionality of existing functional objects. This feature helps in east adaptation of modern design with fewer hassles.

Last decade has witnessed a significant growth in use of 3D modeling in the Architectural and Structural fields. Many 3D modeling firms in India and Asia can aid to your project with their skilled modelers and CAD techniques - all of it with great offshore economies.

For any queries regarding 3D Modeling and CAD 3D services, please feel free to contact us.
Construction and Prices

Construction and Prices
By Eduart Gjokutaj

It would be a great social benefit if the Albanian builders will get out of their hands a satisfactory amount of houses. If their price from year to year will become more appealing to customers, probably a part of new constructions history would be different. But so far none of these did not happen in the real world Albanian builders.

And what we have in this country?
- A "saga" construction with scary quality
- Number of palaces built wanting to fill the gap of 3-5 times more than is necessary
- Unlike many other products in the country, its cost per unit (apartments) are increasingly tending towards increasing prices even higher.

At first glance, there is nothing wrong with the construction industry. In the market there are a considerable number of communists, who are in strong competition with each other.

State barriers to create a building society are minimal. Labor power is a classic example of the diversity of forms with construction subcontractors or small working groups has a competition stronger within her. From the every point of view of housing construction sector is a perfect example of the competition. If we follow the theory would have a huge amount of product (apartments) and of course with the lowest cost possible. The obvious theory and practice collide with each other bitterly in the case.

So, what is wrong?

In fact, the first signals of the market, home-builders are more effective. They quickly and skillfully modify their situation changes depending on the circumstances. What they produce their clients require, but not the prices they would pay to meet the requirements that would have. Construction industry in Albania has not always been so inadequate. During the '70s the country was building a housing boom. Also the '80 had a higher number of buildings. The statistics are least prepared to prove this housing situation that lasted until the early '90s. A triumph of the housing sector could be called this time selling enough to free them that those years were a tenant. Although those who have had years to reduce this amount to a minimum through multi-year lease payment.

Factors contributed to the construction costs and lower selling prices in the early '90s they were among others:

- Cost of materials used free;
- Cost-free land (except for value-based infrastructure) on which built;
- Very small additional cost;
- Planning and building more controlled;
- Costs and barriers to state very negligible;
- Lack of corruption and
- The free labor that was used in these constructions.

Although these buildings are under construction specialists have gaps of time that they were built, they stood and is standing the test time is best. They proved a best thing, which are built strong and resistant. And are still attractive to buyers, affecting market prices of housing.

But with new constructions, what happens?

Go to any Builder or surrounding buildings in its center and you will find that with good shops and apartments will have large land owners. Early successor of landed housing or smart buyers at the start of the 90 are key benefits from this industry. Land-bank asset is their stable. Although construction sector is described as a profitable industry in the world, with land prices that are rising and omissions in the construction cycle by the state makes housing prices rise.

Earth is the element that creates the basis for sustainable growth equity builder.

Benefits of Steel House Framing

Benefits of Steel House Framing

Benefits of Steel House Framing
By Jack Haymaker

More and more homeowners and building companies are continuing to turn to steel framing for their houses and buildings, and it's a worldwide trend that is gaining a lot of momentum. There is a huge range of benefits for choosing a steel frame for your next home or building, and once you take a look at them, you'll likely want to make the switch for yourself. Here are just a few of the top benefits of using steel framing.

At the forefront of concerns for anyone building a home or any other kind of facility is cost. Anywhere that you can lower cost without reducing quality is advantageous. This is exactly what steel framing provides. It's far cheaper and more cost-effective than typical lumber and wood frames, allowing you to save a substantial amount of money right off the top of any project. The construction process is also much easier. You won't have to worry about disruptions to building because of weather, and because all of the pieces fit easily together, smaller teams can tackle larger projects in less time.

The quality certainly isn't reduced either. In fact, steel house frames are sturdier and stronger than their wooden counterparts. They won't succumb to the effects of weathering and other environmental conditions, and they provide a sturdy foundation that will hold up to the test time. Another great benefit in terms of quality and longevity is that of course you won't need to worry about termites, either!

Because of the strength and durability of steel beams, you'll see that your home or building also won't need any load bearing walls dispersed throughout the structure. This opens up the doors to a huge range of conveniences and flexibility. Now you can truly create any design that you envision, without limitations. You will have much more open space without intrusion, and you can really follow through on any look, design or feel that you'd like, making your home unique, spacious and inspired.

Of course, in today's times, one can never forget about the environment and all of the ways that we impact it. The beautiful thing about steel house frames is that it's actually good for the environment. You don't have to chop down any trees or forests to build your next home. This means that are making a positive impact and reducing your impact and footprint, something we should all be striving to do. Additionally, your steel won't need to be treated with any chemicals or anything like that either. This also is great for the environment, and it's also better for your health as well.

As you can see, there are many different benefits and advantages for using steel framing for a home, and really for all other kinds of buildings as well. This list has only been the beginning of all of the ways that you can benefit from choosing steel. From larger, open spaces, sturdier and stronger foundations that are termite-free, and environmentally friendly materials, steel house framing is a fantastic choice.

Need steel framing? Centrix robotic manufacturing produce steel wall frames, trusses and floor chassis.

Assistant Quantity Surveyor

Assistant Quantity Surveyor
By Angela G. M.

The role of an assistant quantity surveyor most times has the same elements as a head quantity surveyor. While not having the title and the corresponding pay rate, these individuals are responsible for many of the same things. This can include estimates, control over project costs, documentation and assessment. Each aspect of a project falls directly under the watchful eye of this person. With budgets sometimes in upwards of one million dollars, it requires a careful planning strategy along with effective management techniques to stay within this budget. Currently there are many openings in this field, with most of them requiring experience in some other form of construction first.

Most types of quantity surveyors are concerned with the actual construction costs and work predominantly towards that end. They can be trained in the proper use of cost control, employing techniques specifically designed to keep expenditures at or near the allowed budget. These men are termed construction cost consultants. Another area for this occupation is that of contract management. Often called contracts manager or construction surveyor, these individuals may opt to work in the power industry or perhaps civil engineering. A third option is project management. This is ideal for the large scale designs that many modern corporations are building these days.

Quantity surveyor can carry a variety of job titles depending on the actual work being performed. Since there are many areas that can be specialized in, the corresponding designation will typically fit in with the duties on site. For persons working with an organization, they will be designated as professional quantity surveyor or professional QS or even simply PQS. It all depends on the company and the location being used. When employed by a construction company, the usual moniker is main contractor's quantity surveyor. Although this looks different, the actual work is pretty much the same. If the project calls for dealings with contracts or costs mainly, the designation is professional quantity surveyor or private practice quantity surveyor. Cost planning, feasibility studies and analysis are a major part of this job duties.

A typical assistant quantity survey will earn on average $40000 per year. Depending on the job site location, this could also be a tax free income depending on experience and the compensation package that was agreed upon between when signing a contract. It can be a lucrative business if travel in and out of the country is not a problem for the prospective candidate.

For an assistant quantity surveyor to move up the ladder, he must have the proper educational background. A college degree is often only one of the prerequisites that are needed in order to fill this role. Most graduates interested in starting this occupation are assigned the assistant's title, even if they will be performing all of the duties of the head surveyor. Some background experience in construction is preferred before consideration for promotion. Many companies will consider a potential candidate only if there is a good deal of experience in the construction trade first. The combination of education, experience and field work are most often the perfect way to earn a promotion.

Assistant quantity surveyor jobs are plentiful, with many of these openings being generated in the U.K. However, for the person wanting to see the world, international firms continue to hire individuals with the proper credentials. Most often, this will mean travel to the Middle East or Asia where there is a lot of construction occurring. These countries are now adding new technology to produce the goods and services demanded by citizens of their lands as well as those of the West. The need for experienced surveyors is quite evident in order to meet the required budgetary constraints.

Steady growth is expected for at least the next decade with more jobs likely after that. It is a good time to enter this field for anybody interested in a construction career.

To learn more about quantity surveyors, be sure to visit the quantity surveyors website for all your quantity surveyor needs.

Without any doubt, in the beginning of the 21st century, industry seems to play a more significant role in our modern lives then agriculture. Although nobody can underestimate the importance of agriculture, people are not directly dependant on it. It is more likely that our lives are being shaped by the precise development of certain industries.

You probably do not remember those days when your city was mainly a business-free area. Today no matter where you look, you bump into stores, malls or even giant industrial areas. We, Americans are pretty much known for our enterprising approach, which has encouraged us erecting always more - and bigger - buildings to inspire ownership.

However, it required new technologies, designs and materials, because the good old wooden structure failed when it came to build giant malls or skyscrapers. The best material for these purposes seemed to be steel and up to nowadays, commercial steel buildings are the most popular. There are a number of commercial building types including malls, warehouses, retail stores, commercial distribution centers and steel is the perfect choice for all of these.

Should you decide to erect a modern commercial building, the material you need is steel. All you need to consider is the layout, size and custom design and the limit is only your imagination! Steel is suitable for extremely long or high buildings, and you can incorporate other materials like glass or wood for a more sophisticated look.

Commercial steel buildings are relatively easy to erect or even to be transported, which is proved by the tons of multinational companies who change their headquarters every few years. Companies prefer to choose steel because commercial metal buildings are fire-proof, and this is also reflected in insurance prices.

Besides all that, commercial steel buildings are easy to maintain and keep clean while they also meet regular hygiene standards. The pre-fabricated, pre-punched and pre-drilled elements will enable you to erect the building without professional assistance therefore you can save lots of time and money. And if your business is doing well, you can expend a commercial steel building at almost no cost.

If you plan for the long-run, steel is more durable and tough than traditional materials. Commercial metal buildings withstand extreme weather conditions, should there be an earthquake, hurricane or other natural disaster. At the same time commercial steel buildings are eco-friendly as the elements are recyclable, while American retailers enable ethical sourcing.

Let's go green and put up your own commercial building according to your personal needs. Save time, save money and save the planet! Learn more about metal buildings.

History of Construction in the United States

History of Construction in the United States
By Jim D Knight

The Empire State Building, the White House, the Golden Gate Bridge, and the United States Capitol - all have one thing in common (except for the obvious fact that they are all situated in the USA): they all testify to the rich history of architecture of the USA.

The architectural timeline of the USA can be divided into 5 different periods viz.

* The Colonial period (1607-1830)
* The Federal Age (1789-1865)
* Victorian Era (1837-1914)
* Arts and Crafts (1860-1920)
* Modernism (1920 and beyond)

In the 1600s, USA was mainly occupied by immigrants from Europe who settled in various parts of the country. Thus, the buildings built by them mainly constitute the architectural timeline of this period. Early colonial architecture varied considerably from region to region, based on the nationality of the settlers. What is now commonly called as folk architecture is normally a direct effect of uncomplicated motifs of the homelands of the builders finding their way into the architecture. Important constructions of this era incorporate Virginia state capitol (one of the leading examples of Georgian architecture) and Pennsylvania state house.

Federal constructions were a usual find in the post colonial era, from the creation of the US constitution to the starting of civil war. Federal architecture predominated government buildings and was heavily found in American settlements (mainly New England).

Federal period architecture is generally based on the English form of architecture. However, a renewal of Greek forms is also noticed, signifying the architectural freedom of America from the European heritage. With the commencement of the Civil War however, the acceptance of the Federal form died down. The United States Capitol was built in this duration.

In 1837, Queen Victoria started her command in United Kingdom. The early decades of the Victorian era witnessed the enlargement of the industrial revolution. Mass production began to set in, thus lowering the price of materials and handling time. Houses started to shift out of their squarish shapes and box like structures, paving the way for more complicated floor structures and confused architecture. As the luxury of American cities spread, a widespread demand for a today's (according to timelicurrent (according to current (according to timeline) shape of architecture was noticed. This led to a widespread tradition of the Victorian form of architecture. However, inception of World War 1 in 1918 marked the ending of this period.

However the increasing industrialization of the Victorian age had a frequent feedback as well. People started returning to craftsmanship, instead of heavily relying on machinery. Spanning the whole of Victorian age and going beyond the World War, the age of Arts and craft was a notable duration throughout the whole world. America was no exclusion.

Modernism in American architecture is simple, and notional. Going beyond the 1920s and more, modernism is heavily influenced by futuristic designs. With examples of giant skyscrapers like the Empire State Building and the World Trade Center, modernism has given America the pet name of the melting pot. The roots of the background is expressed, while a substantial move towards more futuristic designs is maintained, signifying the fact that variation is absolute.

For more information on air duct cleaning Cleveland, visit our website.

Frequently Asked Questions About Building Construction

Frequently Asked Questions About Building Construction
By Peter K Zeller

How much money should I pay my contractor in advance?

•	It depends on whether you are talking labor or materials. If you are dealing with a weak contractor, you may be asked to pay for the materials in advance...This is risky, however, you may want to take this risk to get a lower overall price. Make the check payable to both the contractor and the supplier. And get a lien release which is discussed further in this article.

•	Regarding the labor part of the contract, I see no reason to pay the contractor for his labor in advance of the work being done...Do you get paid in advance?

How do I find a contractor?

•	Word of mouth, internet, yellow pages, advertisements in your local newspaper, and you might try asking your local hardware store if they could recommend someone.

How do I know if the contractor is trustworthy?

•	You must keep in mind there will always be some risk no matter who you choose.

I have sustained some storm damage to my house when a tree fell on it. The insurance appraiser is telling me that their cost of repairs is less than the contractor will charge me to repair the house. What can I do?

•	Get more bids on the cost of repairs.

•	Negotiate with your insurance company, and if no resolution;

•	Get a construction consultant's opinion.

•	Get a Lawyer.

What does cost per square foot mean?

•	It all depends on how the term is used. If you are discussing land it is the total cost divided by the square footage. A 10,000 square foot lot that cost $50,000.00 would have a cost per square foot of $5.00

•	If you are trying to get the cost per square foot of a house you would divide the square footage of the house into the price of the house. A house with 2,000 square feet that is worth $100,000.00 would have a cost per square foot of $50.00.

What is a change order?

•	A change order is a deviation from the original plans and specifications at the request of the owner or due to some unforeseen need to alter the construction from the original plan.

How should I handle change orders during construction?

•	Very carefully... Some contractors thrive on getting as many change orders out of you as they can. This is viewed as extra money in their pocket. You should only approve of a change order if you are convinced that the contract did not include this work, such as a change you requested after the contract has been signed. Even when you want the change, you must insist upon the cost being broken down into labor and materials. If the price is too high, negotiate or do without. Do not be very accommodating with change orders. Turn down all change orders you do not agree with. You do not want to declare open season on your pocketbook.

What is a lien release?

•	This is a statement of costs from the builder or supplier which have been paid. All lien releases should be notarized.

•	Do make sure you get a notarized lien release from the material supplier. You also want to get a notarized partial lien release when you are making partial progress payments to your contractor. You will also need a final lien release from your contractor when the work is finished and the last payment is to be made. You want to exchange the final lien release for the final check, Not the check first.

What are forms?

•	Forms are used to create a shape of some building material such as concrete.

•	They are used for footings, slabs, driveways and many other uses. They can be made from various materials such as, wood, metal, cardboard and even the earth becomes a form for the footings of a building.

What are reinforcing rods?

•	These are hardened pieces of steel, often called rebar, which are used to strengthen the concrete when placed in the form at designated locations prior to pouring the concrete/

What is meant by the term, 'dried-in."

•	This is the stage of construction when a building can be worked in without the workmen getting wet. Generally the exterior walls have been erected, and the roof is in place.

When would I be considered a General Contractor?

•	When you engage the subcontractors to work on your building and over see the scheduling and completion of the work.

•	Most states will allow the owner of the proposed structure to act as their own General Contractor. You need to be check with your local building authority, prior to acting as your own General Contractor.

Feel free to view my website. Email me with your questions about construction.

http://www.zellerandassociates.net
